Bennington Housing Ribbon Cutting Ceremony

October 26th, 2012

The offical ribbon cutting for the Benmont and North Branch affordable housing project was held on October 25th at the North Brnach site.

In attendance were several of the representatives from organizations that made this valuable project to Bennington County possible. In attendance was Govenor Shumlin, Representatives from Patrick Leahy’s office, as well as many other others from Housing Vermont, Regional Affordable Housing Corp (RAHC), BMA Architects, Naylor & Breen Builders, funders, local officals, many local subcontractors, neighbors and many of the new families that have already moved into to North Branch.

It was a wonderful testiment to the committment and dedication of many organizations to make this project a reality. Congratualtions!

North Branch Project – Bennington, VT

 is delighted to share a handful of our 2012 construction projects–with over 20 projects under construction, under contract or in negotiations, the 2012-2013 season is looking like it will be a record breaking year for the Naylor & Breen team. Projects vary in scope from large scale multi-family housing and commercial medical centers to smaller local restaurant renovations and custom residential projects.

Below please find photos and descriptions of these projects as well as a sneak peek into what’s in the pipeline. There are links if you’d like to learn more about the architects, owners and subcontractors we’ve collaborated with on many of our projects.

PROJECTS COMPLETED IN 2012

Bristol Internal Medicine | Bristol

Project Description:
Recently completed, this is the second phase of renovations to an existing metal building in the Bristol Works! Development, renovating approx. 8,000 square feet for new doctor’s offices, Bristol Internal Medicine and a space for the Marble Works Pharmacy. The project was completed ahead of schedule thanks to careful pre-planning and selection of a strong team of subcontractors through the construction management process. Naylor & Breen’s crews provided all demolition, concrete, framing and finish carpentry work. The owner and tenant, Porter Medical, were delighted with the process with they moved-in the third week of August.

 

Bennington Family Housing | Bennington

Project Description:
This extensive scattered site project was a collaborative effort by Naylor & Breen, BMA Architects, Regional Affordable Housing Corporation and Housing Vermont in order to add a total of 26 additional affordable housing units in Bennington. Many energy efficient measures were taken including the installation of solar hot water panels on the roof for both projects.

Benmont Project Description:
The project was an adventure! The Benmont project consisted of the extensive gut renovation to three historic buildings and because of the historic nature of the buildings, items that were able to remain, such as the exterior trim, slate roofing and some exterior doors, remained. N&B framed up additional dormers on the back portion of the second floor on each building to allow for more housing units.They also added larger back porches with ADA ramps to each building. The N&B concrete division poured the concrete ramps and curbs for the parking lot. They also performed all of the site work for this project and all exterior and interior painting.

North Branch Project Description:
The North Branch site consisted of the new construction of 7 duplex units ranging from 1-3 bedrooms. Herrmann Construction performed the extensive site work for the foundations and the parking area. N&B poured all of the foundations, which hold all the mechanical rooms for each building as well as all of the concrete sidewalks and curbs. The framing was contracted to G.W. Construction. Hathaway Electric installed the electric including energy-efficient fixtures recommended by Efficiency Vermont. Hayden Mechanical installed the plumbing and heating. The rest of the work was performed by Naylor & Breen forces including, painting–exterior and interior, installation of interior finish trim, the roofing and installation of all the cabinetry and interior doors.

Underground Railroad Visitors Center | Ferrisburg

Project Description:
The Rokeby Museum is one of the best-documented Underground Railroad sites in the
country. It was designated a National Historic Landmark by the National Park Service in recognition of its outstanding history in 1997.This project has been over 10 years of fundraising and planning to make it happen. Naylor & Breen worked closely with the Owners Rep, Linc Prescott,  and the Architect, Jill Burley in order to ensure that the schedule was met. We performed all site work including the expansion of the parking lot. We installed the septic system as well as the all of the concrete for this project. The timberframe was put together by Naylor & Breen, including the roofing, sheetrock and painting.

 

G-Stone Commercial Reconditioning Building | Middlebury

Project Description:
This project consisted of the new construction of a 12,000 sf, 7-bay metal pre-engineered building for the re-condonditioning services for a G-Stone Motors. Naylor & Breen worked with the architect, NBF Architects and Essex Steel on the building design and engineering. This included adding an energy efficient R19 and R38 simple saver insulation package with a 26 gauge exterior cladding and a 29 gauge interior cladding to all walls and ceilings. A high grade commercial epoxy finish was applied on the floor in the race car shop, with a mid-grade commercial epoxy to the storage area, and sealed concrete floors to the recon area. Naylor & Breen performed the site work, concrete and interior finish carpentry, as well as managing the permitting process.

 

Private Timberframe Residence | St. George

Project Description: Site Work by John Masterson & Sons Excavation & Construction, LLC. N&B placed all concrete, followed by Timber Creek’s installation of their custom timber frame and exterior wall package. Naylor & Breen’s framing crew built the connector and garage using traditional framing means and methods.

Trades completed their rough-in for power, lighting and HVAC systems (Peck Electric and Benoure Plumbing & Heating). Blown cellulose behind fabric was the insulation of choice for the ‘stick-built portion of the house, while a rigid board system was installed within the ‘timber frame’ areas.

Asphalt roofing was installed by N&B’s roofing crew, followed by a mix of James Hardi siding/trim products paired with clear pine details. The pine carried into the interior with 4-panel pine doors, pine window and door trim, as well as pine tongue and groove ceilings.

Inside, the open and welcoming floor plan is accomplished easily by the post and beam design. The kitchen opens up into a two story family room, with a stone faced fire place set as the showpiece. The owners added a personal touch by supplying custom, iron, interior loft railing panels, that echo the natural landscape in which the house sits.

Waterhouses Marina Addition | Salisbury

Project Description:
This project consisted of a large infrastructure redesign. N&B redesigned a new wastewater pressured mound system and water system in order to accommodate the added restaurant capacity. Also redesigned were the power and communications systems. The restaurant was an existing structure in which we redesigned and renovated it to a kitchen, bar and restaurant with the exception of a new wing to house the restroom facilities. Naylor & Breen performed all of the concrete, rough and finish carpentry, roofing, as well as painting. Kennedy Excavation performed the site work. N& B installed the all of the new walkways and landscaping and the custom crafted bar and other fine millwork was provided by Hawk Hill Cabinetry & Custom Woodwork.

 

Taconic Spine (Chiropractic Care Center) | Manchester

Project Description:
N&B transformed an empty metal building into a new Spine Clinic, complete with treatment rooms, exam rooms, X-Ray capabilities, as well as support areas for a large staff of Doctors and other personnel.

Northeast Steel Fabricators installed a steel framing system to turn an otherwise open and virtually unusable shell into a functional two story space.  The second story space was left unfinished for future renovations. The entire first floor is now being used by Taconic Spine Clinic.

GSK Climate Control installed their own a design-build system for heating, cooling and ventilation.  Beauregard Electric installed a complete power and lighting system, that included extremely technical wiring for radiology equipment.

Green Mountain Drywall installed a typical drywall system, over metal stud framing. All radiology and treatment rooms were sheathed with lead lined drywall, a specialty item required by State codes for facilities of this nature.

A blend of floor finishes installed by Abatiello Design Center (ceramic tile, carpet, VCT) designate areas by function.

N&B installed all of the solid core birch doors, housed in metal frames, and finished off in a classic hardware package.  Hawk Hill Cabinetry fabricated the maple kitchen, custom reception desk, as well as the specialty millwork items found throughout the entire building.

N&B revitalized the exterior by installing horizontal siding and a detailed trim package over the typical ribbed metal wall panels. The new appearance has given the building an entirely new feel, providing  a more pedestrian-friendly approach and space within. The new and bold entrance not only welcomes clients, but also leads into a welcoming vestibule and large waiting area.

A true transformation was achieved.

Jiffy Mart | Hinesburg

Project Description:
Another successful convenient store, but this one is truly one of the most impressive yet. Naylor & Breen site crew, led by Gary Rowe, excavated every square inch of the site, transforming an existing desolate corner lot into a useful, open, attractive, and functional area for cars and pedestrians alike.

The building surely anchors the corner with its pure stature. Like the Lebanon, NH store, this building not only boasts a masonry exterior (Glenn Stidsen Masonry) but also includes some “green” elements that have made the locals stand up and take notice.  The owners opted to install solar panels (VHV) on the roof to take advantage of the south facing entry. These panels, used to heat the domestic hot water, nearly eliminate any H2O heating costs. Also, CoCo invested in upgraded RTU’s that bring their HVAC system to a whole new level (VHV).

The interior is as impressive as the exterior.  Customers, while using the main entry, walk into a two-story foyer – the ceiling clad with clear cedar tongue & groove planks (N&B). The open floor plan, coupled with the 12’ high ceilings make for a ‘larger than life’ space, allowing uninhibited access throughout the store.

Custom crafted and finished maple cabinetry by Hawk Hill is the store’s main showpiece.  Along with a 30 foot long run of cabinets and solid surface tops, there is also a large food prep area, and coffee station, all handmade and finished by N&B’s own cabinet shop.

SUBWAY has nearly become a staple within these stores, and its presence only adds to the quality.  The SUBWAY-provided finishes (installed by Gil Robichaud and Magic Brush) are a bright spot, lending a bit of variety to the space.

The place is busting at the seams…I think the Hinesburg residents love it!

Briggs Carriage House | Brandon

Project Description:
This extenstiive foundation and and stabilization work was a result of Hurricaine Irene. As you can see from the photos below, the foundation of this historic structure was seriously compromised by floodwaters. Naylor & Breen performed the site work to rebuild the gravel up around the building and poured new cojncrete for the area of the foundations that was washed away. The building needed structiural repair from the damage, as well as installation of new windows, exterior trim, painting and a new access ramp.

 

Platt Memorial Library | Shoreham

Project Description:
N&B was awarded the contract for Phase II of the Platt Memorial Library upgrades. Phase II included renovations of the existing 936 square foot building for maintenance, code compliance, accessibility for disabled persons and some cosmetic improvements. It also included a new 1,618 sq. ft. addition which included a new accessible entrance and toilet, a coat and boot room, a children’s area, adult stack area, a librarian’s desk and computer internet center. New mechanical and electrical systems were added. Construction is wood frame with brick veneer by Tedesco Manonry, Inc., slab on grade and asphalt shingle roof. Naylor & Breen performed all of these trades as well as significant custom cabinetry for the librarian’s desk and other details by Hawk Hill Cabinetry & Custom Woodwork.

Project Description:
After the original shop connected to the N&B offices was destroyed by fire, N&B decided to move the shop into the panel shop building out back. After we settled into our new office space we turned our attention to the Hawk Hill building. A new floor plan was designed, with additions on the East, South and West sides on account of a recently purchased CNC machine, a state-of-the-art sawdust handling system, a staff break room/kitchenette and an office and showroom for Rich Davis to meet with clients. The space required a sprinkler system, so a large concrete water tank was placed under the building. N&B performed all of the trades, site work, concrete, framing, roofing, siding, painting and all casework inside.

Eye Care Associates | Rutland

Project Description:
N&B, under the guidance of seasoned Superintendent John Crossman, took an abandoned insurance service center and created a welcoming new space that is the home of Eye Care Associates. A previous 4-bay garage was turned into 4 spacious exam rooms, a staff kitchen, and other utility spaces. The restrooms and mechanical rooms remained in their previous location, but they all received a ‘facelift’ with new floor finishes and wall treatments. The new office is equipped with a large Laboratory, a Laser Room, and a large Tech Room. The re-vamped entry welcomes patients into a room, comfortable reception area and Waiting Room. Although the existing HVAC system was kept intact, a new gas fired furnace was also installed to meet comfort and code requirements (Lohsen Plumbing & Heating).  New areas were retrofitted with new light fixtures, and a new power plan to meet the needs of the current owners (CDP Electric).  With the new floor plan, acoustic ceilings, (Tom Colutti), interior wall finishes (Magic Brush) and floor finishes throughout (Abatiello), the interior space is unrecognizable from where it began.  The exterior was renovated with some new siding and a fresh coat of paint to exterior doors.

Chester Project Description:
This scattered site project consistes of major gut renovations to two multi-family housing units in Chester and North Westminster. The Chester project was extensive requiring Naylor & Breen to jack up the building and place a new concrete foundation underneath. All windows and exterior doors were removed and extensive new framing was required to shore up the building.

The North Westminster project is actually an very spacious old school house with beautiful 12′ high ceilings, maple floors and wainscotting. New stairs, insulation, windows, framing, roofing and siding will be added and the completion date for 2013.

Project Description: The complete gut renovation required demolition and removal of asbestos from this 1950′s building. A new hip roof and exterior siding will blend in with the existing building on the compound that have already been upgraded–and make this building super energy efficient. New rigid insulation will be added between the foundation level and between the brick and new siding. New energy efficient windows, doors, electrical and mechanical equipment will save on operating costs. This project is scheduled for a May 2013 completion.

Project Description:

Project Description: This project came to life very fast with the dedication and direction of many volunteers and staff. For over 25 years, Vermont Adaptive has been one of the most visible leaders in the nation for sports and recreation for disabilites. Both the Pico Education Foundation and Vermont Adaptive will be sharing this new building which will be utilized all year long for a myriad of activites. Project Description: This project was unique for the Naylor & Breen team—while working for Vermont Quarries Corp, the concrete crew worked underground in the marble quarry located in Danby in order to set a 20 sq. ft. concrete pad needed for a new piece of equipment. In order to pour the concrete the team needed to demo previous 100 yr. old concrete footings and then level the site to grade to ensure the location was accurately prepped to pour the concrete pad.

Songadeewin Dining Hall | Salisbury

Project Description: A dream of a new dining hall for the Songadeewin girls’ camp was just that, a dream for close to ten years. With the untiring perseverance of the board members, executive directors, camp director and the entire development staff, the dream became reality. The first shovel broke ground in August of 2010, and the project was completed in March of 2011. Unlike the old and outdated dining hall, the new building design focused on an extremely efficient building, including SIPs (structural insulated panels), five solar panels placed on the west roof of the kitchen to heat the domestic water, and 48 photovoltaic panels on the south roof of the dining hall to take on the electrical loading. Not only will these two innovative systems serve as a teaching tool to the young campers, but also take a big leap in reducing the camp’s carbon footprint. Although these systems bring a new level of technology to the camp, the overall theme of the design is still in keeping with the camp spirit – A special place where meals are served family style, where the camp is not specialized, and where traditions are adhered to above all else. The project embraces the love for nature, beginning with an authentic, Vermont, timberframed structure paired with large windows that allow an unobstructed view of Lake Dunmore. The inside walls are sheathed completely in pine, complimenting the fir flooring and hemlock beams – a common interior style of many camp buildings on the lake.           — By Kim Levins

 

 

Chester Gage Housing Project

August 17th, 2012

Naylor & Breen is currently the Construction Manager on a project for the Windham & Windsor Housing Trust .

This project is a scattered site project, meaning we are working concurrently on one project in two locations. The first one is located on Depot Street in Chester and consists of a complete interior and exterior renovation to an existing apartment building the other is located in North Westminster and is also complete renovation. As you can see from the photos, Superintendent Brent Wilbur wanted to be sure that he had enough room to maneuver around while working under the Chester location. It will be receiving a new foundation and shoring up to save this historic building.

Naylor & Breen Employee BBQ 2012

July 31st, 2012

On Saturday, July 28, 2012, Naylor & Breen hosted a summertime fun BBQ at the office for all employees and their families. It was tons of fun with a rented giant jumpy house for the kiddos, chair massages, volleyball, horseshoes, canjam and tons and tons of food catered by Greg’s Meat Market. Grill masters Rob and Bobbo flipped burgers and dogs for everyone and; no one was left thirsty! Many thanks to Stacy Hotte for planning this fun event.

This was also Jackson Romano’s first Naylor & Breen party–with many more to come–he looked very relaxed with everyone!

Hopefully next year we’ll see everyone who we missed ‘the party’ at this very busy time of year. Enjoy the photos!

KILLINGTON, Vt. (June 18, 2012) – Erin Fernandez, executive director of Vermont Adaptive Ski and Sports, the largest year-round organization in the state to offer daily adaptive sports programs to people with disabilities, announced today that Naylor & Breen Builders, Inc. of Brandon, Vermont has been selected as the construction manager for the organization’s new $1.3 million building and permanent home at Pico Mountain. Robert Naylor, president and co-founder of Naylor & Breen, will serve as the project manager. The PEAK lodge campaign at Pico Mountain is the first of three-phases of Vermont Adaptive’s Permanent Homes Campaign.

“We are thrilled to have Rob and Naylor & Breen on board as our construction manager and to lead us through the entire construction process, from gathering bids and coordinating all the ‘in kind’ support that is being offered, to helping us with the decision-making process throughout the construction of our new home,” said Fernandez. “Having him as a part of the team on this exciting project will allow us to continue to move forward and break ground later this summer. The project is right on track as we had hoped.”

Naylor & Breen operates as a diverse general contracting firm with the unique ability to go from “dirt work to finish work.” Veteran team members are knowledgeable in their fields ranging from site work, concrete and general carpentry to drywall and painting.

“Being a partner in building a new home for these two organizations will be very rewarding,” said Naylor. “We are honored to be a part of this project and look forward to ensuring that budgets will be delivered and building schedules met so that all can benefit from the state-of-the-art features that this new home will provide athletes, clients, volunteers, and staff. Last year, Vermont Adaptive partnered with the Pico Ski Education Foundation, a youth skiing non-profit dedicated to providing young athletes with the resources to pursue their dreams, to build a shared facility which includes a permanent home for Vermont Adaptive’s state headquarters and the first year-round adaptive sports center in Vermont. Vermont Adaptive currently uses space provided by Pico Mountain for its programming and state headquarters.

The collaborative partnership between Vermont Adaptive and the Pico Ski Education Foundation brings opportunities for creating a dynamic, multi-use building. The name PEAK represents the values the two organizations share and plan to bring to life: performance, excellence, ability, and knowledge. The two organizations are more than half way to their $800,000 in cash fundraising goal, with the rest of the funding coming through in-kind donations. Vermont Adaptive will own the first floor of the 6,000 sq. ft. facility. Located between the existing Pico Ski Club building and the Pico Base Lodge, the facility will connect to both buildings via outdoor balconies and decks on the second floor. The building is specifically designed by N∙B∙F Architects of Rutland for participants in Vermont Adaptive’s programs, providing easy accessibility for all, regardless of one’s disability. An elevator will connect the first and second floors.

Naylor & Breen welcomes two new hires to our exceptional team!

Naylor & Breen has added Ray Kelton to our talented team of field superintendents. Ray has over 25 years of “hands-on” field experience in all phases of commercial, institutional and residential construction and has a proven ability to coordinate and motivate multiple disciplines on multi-million dollar projects.

Ray is currently on-site at the new construction of the Rokeby Museum Underground Railroad Education Center in Ferrisburg. Ray comes to Naylor & Breen from the Breadloaf Corporation.

Naylor & Breen recognizes how crucial our field superintendents are to our success. Our superintendents work directly with the project manager, owners, architects and subcontractors on a daily basis in order to keep projects on schedule and within budget. Naylor & Breen’s superintendents have a wealth of hands on experience, many with over 20 years in supervisory roles, and are committed to delivering a quality product, one of the keys to our 35 years of success.

Stephanie Geery, anticipated to graduate in May 2012 from Vermont Technical College with a BS in Construction Management, has been hired as our new project coordinator. A fresh new addition to our Naylor & Breen team, Stephanie will assist the project mangers with submittals, subcontracts, O&M manuals and any other project or contract coordination required by the project management team.

Stephanie will be in the office two days a week until graduation and then she will be here full-time, welcome Stephanie!

On February 29th, Stacy Hotte, Human Resources Manager and Safety Officer at N&B, attended Vermont Technical College for their annual job fair. There was a record turn out the year with over 100 vendors seeking qualified employees.

 

 

 

 

 

 

 

Roaring Branch Apartments – Bennington, Vermont

Regional Affordable Housing Corporation and Housing Vermont have teamed up to co-develop the Roaring Branch Apartments Project located in Bennington, Vermont. Local architectural firm, BMA Architects & Planners are the designers on the exciting project for the Bennington community.

This scattered site project consists of the major rehabilitation of three historic wood-framed buildings containing 12-units of housing located on Benmont Avenue. The other site includes the new construction of seven wood-framed rental apartment buildings containing 14-units of housing.

Headed up by Kevin Burke as Project Manager and superintendent, the construction started November 1, 2011 and it’s clear that the Naylor & Breen team is already making significant progress through hard work (and partly from this unusual non-existent winter).

Below please see pictures of the Benmont Avenue project first, then the new construction of North Branch Street. We’ll keep you updated as the project progresses—a late summer completion is expected.

A fun time was had by all (and the Patriots won) at the Naylor & Breen Christmas party. The celebration was held at the Center Street Bar (under Cafe Provence in Brandon). Rob Naylor spoke about the memorable events of 2011 and encouraged everyone to focus on building the company through 2012.

Wonderful food and lots of laughs was had by all!
