The development of the Middlebury South Village Professional Office Building presented several challenges. There was a very long wind up before the first pitch. Discussions with our customer began in September of 2008, and their needs changed considerably over the course of a 20 month negotiation. We needed a construction manager on our team that could persevere, in good humor, through the twists and turns of both the design and lease negotiation processes. We needed real time cost estimating that reflected the changes as they occurred and those estimates had to be reliable to form the basis for the business terms of a lease.
Naylor and Breen was the logical choice to serve as our construction manager. They provided timely and reliable advice. Their input during the design process was a critical reason we achieved budget and operational success. Their estimates were reliable. Their selection of key design/build subcontractors was on point. Naylor and Breen’s participation on our team provided comfort to our customer, our investors and our lender. Everyone knew the job would get done, and be done well. And indeed, from construction start in mid-September 2010 to substantial completion in March 2011, the construction phase of the project moved like lightening. The quality of the building envelope achieved new standards in thermally efficient construction. The trades were well-coordinated. And our customer, our investors and our lender were very pleased with the outcome.
None of this was a surprise to me. I’ve worked with Naylor and Breen on numerous projects since 1993. I’ve watched the firm grow and mature. They are thoroughly professional and knowledgeable, with the people, systems and support required for large commercial projects. But I can still get things done with a handshake with the paperwork to follow when needed.
